Construction on this scale is visible. This page covers what that actually means for a group arriving in 2026 or early 2027 — which areas are affected, what we do about it, and what to tell your delegates.
| Aspect | Impact | Mitigation |
|---|---|---|
| Road transfer times | Variable on affected corridors | Routing planned around active works; buffer built into transfer times |
| Noise near works | Real in specific areas | Property selection away from active corridors |
| Dust | Seasonal, worse in dry months | Property selection; outdoor event siting |
| Airport experience | Terminal works during expansion | Longer buffer at departure; coordinator escorts through |
| Beach and resort areas | Largely unaffected | The resort strips are not construction zones |
| Island and marine programmes | Unaffected | — |
The resort strips where programmes actually spend their time are not building sites. What is affected is some of the road network between them and, at times, the airport. That is an inconvenience to plan around rather than a reason to choose a different island.
A group that has been told the island is being rebuilt for a summit finds construction interesting. A group that has not been told finds it annoying. The information is identical; the framing is what differs.
The market has not yet repriced for what the island will be. That gap is the single strongest argument for booking now.
Blocks that will be committed around the summit have not yet squeezed the surrounding months.
More flights, more routes, better roads. For international groups this is the change that matters most.
Useful in an internal business case, and true rather than promotional.
Some of it, in transit. The resort areas themselves are not construction zones. Told in advance, groups find it a point of interest; told nothing, they find it a complaint.
On some routes, sometimes. We build buffers in and review routing close to travel rather than months ahead, because the works move.
That is exactly what property selection accounts for. It is one of several criteria rather than the only one — a property away from works but wrong for your headcount is not an improvement.
Nothing that would affect a normal corporate programme as at August 2026. We verify current conditions at quote stage and again close to travel.
